A transformative new development is on the horizon for Niagara Falls as a developer has proposed the construction of two large apartment towers at the edge of the Tourist District. The project will transform a 1.28-hectare parcel of land currently used for outdoor storage and parking into a vibrant residential community.
Located north of Marineland Parkway, the site is conveniently situated near Marineland and offers access to transit and natural amenities. The proposed towers, designed to serve as a gateway development for the city, will have 812 rental apartment units.
At a recent meeting, the Niagara City Council approved the necessary official plan and zoning bylaw changes to facilitate the development. The project, spearheaded by Placemaker Co. and designed by Giannone Petricone Associates, marks a significant shift from the site's original zoning which allowed for buildings only up to four stories. The developer successfully obtained site-specific tourist commercial zoning allowing the project to move forward as originally envisioned.
City staff expressed support for the project with the council voting in favor of the development, contingent upon the completion of updated wind studies and detailed noise and vibration impact assessments. These studies aim to ensure that the towers will not create uncomfortable conditions for nearby residents and businesses.
The area is not typically designated for high-rise developments, which generally range from 13 to 30 stories, making the official plan amendment necessary for this project. As the city moves forward with this ambitious development, it aims to enhance the residential landscape of Niagara Falls while balancing the needs of the community and the environment.
